Dec 08 - Logic Homes Delivers
As 2008 comes to a close it can be widely accepted that it has been an extremely difficult year for the housing sector, however Logic Homes has had one of its most prolific years yet of homebuilding.
The partnership has delivered a total 460 new homes in the past 12 months, 335 of these for affordable housing needs in London, the South East and East of England regions.
The year started well with the completion of Cranes Farm Road, Basildon which is a 100% affordable scheme of 60 homes in the Essex town. Logic Homes built the scheme for the Housing Corporation's Challenge Fund II Programme using partners Allenbuild and bptw Partnerships.
At the same time The Bank, Northampton was completing with 16 shared ownership units. Constructed on the former site of an Allied Irish Bank branch, the scheme was designed by David Lock & Associates and built by Logic Homes partner Hill Partnerships.
Further homes were delivered in Rochford when the Eden Court development of 30 apartments went on sale as shared ownership units in April. The scheme is near Ethan Court, a smaller shared ownership Logic Homes development completed in December 2007.
June saw two exceptional accomplishments by Logic Homes partners, The Bailey Wills Building, Northampton was handed over defect free, while Chesterton Road was completed 3 weeks ahead of schedule. Hill Partnerships completed the 100% affordable 52 unit Bailey Wills Building on 16th June; it was designed by Logic Homes partner bptw Partnership. Allenbuild completed Chesterton Road 3 weeks ahead of schedule. The scheme was designed by Petch & Fermaud as a 4 bed disabled home for affordable rent in the London Borough of Newham.
There were more affordable homes delivered in Basildon by the summer with Florence Court and Valance Way both complete by July. The two sites, situated by Laindon rail station were built under the Challenge Fund II Programme and are 100% affordable. They contain a total of 58 units, 42 for shared ownership and 16 for affordable rent. They were designed and constructed by Logic Homes partners bptw Partnership and Hill Partnerships respectively.
Nearing the end of the year there was a final spurt of completions with two major schemes completing in 2 weeks.
New Street, Aylesbury, Buckinghamshire was handed over at the end of November, it consists of 19 homes for shared ownership, designed by Logic Homes partner SHP (part of GHM Group) and constructed by McCann Homes. In the first week of December Durkan Limited completed a major re-development of Lennig House Croydon. The former office building in the heart of Croydon has been renamed The Bauhaus and now contains 189 homes, including 6 penthouses and 5 mews houses. 64 units in the development are for affordable housing.
Logic Homes is very proud of these completions in such difficult market conditions, we hope to improve on these figures again in 2009, we will do this by completing large developments such as Thomas Road, Tower Hamlets and Wenlock Street, Hackney.
